Alexander Farms: Reimagining a Gateway to Cornelius with Purposeful Development

Development is nothing new around Lake Norman—but when it’s done by people who actually live here, it hits a little differently. During a recent interview on Good Morning LKN, developers Dan Hughes and David Dupree shared how Alexander Farms is being thoughtfully reimagined as one of Cornelius’ most impactful projects to date.

Located at the corner of Catawba Avenue and Westmoreland Road, Alexander Farms sits on what many consider one of the best corners in the region. River Rock has been involved since 2020, completing the residential portion of the project with strong demand—now nearly fully occupied—and recently breaking ground on a new multifamily component.

But this development is about more than buildings. The team emphasized walkability, connectivity, and long-term community value. With future road improvements like the North Cross Connector and planned widening of Catawba and Westmoreland, Alexander Farms is positioned to become a true gateway—allowing residents to move between Exit 28 and Exit 25 without ever touching I-77.

One standout feature: a 3.2-acre land donation to the Town of Cornelius, valued at approximately $5 million. Plans include green space, walking paths, outdoor gathering areas, food truck pavilions, and room for community events. The vision is clear—this isn’t a quick flip. It’s a long-term investment meant to serve residents, businesses, and the broader Lake Norman community.

The project will also include a 142-unit, age-restricted multifamily building designed for “easy living,” along with a carefully curated tenant mix focused on quality, services, and everyday needs. And yes, when asked about Trader Joe’s, the answer was simple: they’d be welcome.

Alexander Farms is a reminder that growth, when done intentionally, can strengthen community rather than strain it—something Lake Norman residents value deeply.
